Our maintenance inspections in 2016 and 2017 had highlighted the roof on the Fox Building as nearing the end of its useful life. So as part of their planned maintenance schedule, FX Plus, who manage the university campuses, asked us to specify and manage the roof renewal project in 2018.

This substantial project included upgrading the insulation, removing and refitting solar panels and replacing around 900m² of roof. To make the project more complicated, the new roof had to bear onto an adjacent roof, and so we had to consider the loadings and bearings, as well as upgrade the surface water drainage to cope. And to keep disturbance to students and lectures to a minimum, the whole project had to be completed within the strict window of the summer holidays.

Although the project required much more coordination than your average roof renewal, it was completed on time, and the building now has a sound new roof with a 25 year guarantee. This excellent example of proactive maintenance means the university could continue business as usual with minimum disruption.
