The survey showed they were in a fairly tired state of repair, which allowed our client to negotiate on the price. Pleased with our approach, they appointed us to help them refurbish the properties ready for letting.
During the preparations, an enquiry from Hotel Chocolat turned into a new lease, with strict timeframes to get the property ready, and the tenant in, in time for Christmas trading. It was all hands on deck to make it happen.
Mid-way through the refurbishment, we discovered that some of the existing load-bearing steelwork was not correctly positioned and wasn’t carrying the substantial load as it should. This required swift action to assess and make alterations to ensure the load path down through the building was correct.
After significant effort from ourselves and appointed contractor Classic Builders, including some round-the-clock working, the job was completed on time. Hotel Chocolat moved in, happy that we’d helped our client deliver on their promises. All in all a successful project with an ideal tenant in place on time.
